Leasing

QUALIFYING FOR RENTAL
Rental application must be completed by each person over the age of 19 who will reside in the apartment. Adult children
will be governed by the lease while not financially responsible. Government issued photo identification is required of all applicants. Any misrepresentation or omission is cause for management and/or its owners to reject this application or terminate the lease.

We abide by Fair Hosing Guidelines and do not discriminate on the bases of race, color, religion, sex, disability, familial status or national origin.

In applying for residency, the following criteria will be considered:

EMPLOYMENT
Each applicant must have current employment and/or a verifiable source of income. A recent pay stub or financial documents
showing an income at least 3 times the rental amount are required. Self employed persons must provide the previous years
tax return signed by a preparer.

RENTAL HISTORY
Applicant must have two years of verifiable rental or mortgage history.

CREDIT HISTORY
Each applicant’s credit report will be accessed and accounts should be in good standing.

CRIMINAL HISTORY
We will reference the National Sex Offender Registry and decline residency to anyone listed therein.

OCCUPANCY
Current acceptable standards are two persons per bedroom

INSURANCE
All residents must show proof of renters insurance prior to signing the lease and taking possession of the premises. Waterbeds and large aquariums should have special stipulations in the policy. Renewal policies will be required for any successive leases beyond the original term.

PETS
Pets are accepted at Management’s discretion. We accept pets up to 100 lbs. excluding dangerous breeds with a nonrefundable pet fee of $400.00. Any damages to the apartment by a pet will be the responsibility of the resident and are not deductible from the pet fee.

VEHICLES
All vehicles must be approved by management. Over-sized commercial vehicles are excluded.

Applications on specific units are accepted on a first come, first serve basis and subject to availability.

TOURING OUR COMMUNITY
Our staff prefers to show by appointment; however, you are always welcome. Please arrive at least 30 minutes before closing for your personal tour of our community.
